Every price on the list, before the call.
Websites are a fixed fee, quoted before work starts. Hosting and care is a monthly plan you can leave with thirty days notice. Everything else bills by the hour, at rates printed here. Software, apps and AI systems are scoped first and quoted from the same list, and this page says so rather than guessing at a number.
The list: every tier, every plan, every rate.
Your quote: one row from that list, signed before work starts.
Websites, built to a fixed fee.
Six tiers, from one page to a custom store. The figure on each is what most projects in that tier invoice at: a clean, well scoped build with its content ready comes in under it, and heavy custom work or content we write comes in over it. Either way the number is fixed in writing before anything is built, and it does not move afterwards.

Every tier includes
Whatever the price, a site that leaves here meets the same standard. Every one is checked against it before it launches.
- A design drawn for the business, never a purchased template
- Mobile-first layout, and Core Web Vitals passing on real hardware at launch
- AI-friendly by all nine checks: the assistants' crawlers admitted by name, an llms.txt generated from the site's own content, structured data from the same source
- Contact form with spam protection, sitemap, SSL, and accessible markup
- Google Analytics 4 and Search Console set up in your accounts
- A thirty day window after launch where fixes are free
- Deployed into accounts you own, with the source code handed over
Something with a real application behind it (a portal, a dashboard, gated content, several brands on one site) is scoped after a discovery day, and the day is credited in full against the project. Rebuilding a site that already exists is its own set of tiers and is quoted the same way, keeping every page address the old site already ranks for.
Hosting and care, month to month.
A site nobody is watching goes down on a Saturday. Every plan hosts the site, renews the certificate, watches uptime, takes backups and keeps the deploy pipeline working; the tiers above Hosting Only add hours of changes each month and a faster first reply. Pick by how often the site changes, not by how big the business is.
Hosting Only
$35a month
or $350 a year, prepaid
A static site that rarely changes, with an in-house person for edits.
- Changes
- None included
- First reply
- Next business day
CDN hosting, SSL renewal, DNS management, uptime monitoring, weekly backups, and the deploy pipeline kept working.
Standard
$149a month
or $1,490 a year, prepaid
Most small businesses. Occasional copy and photo changes.
- Changes
- An hour a month
- First reply
- 1 business day
Everything in Hosting Only, plus an hour of content or code changes each month, dependency and security updates, form delivery monitoring, your back office at /admin, and a quarterly performance and uptime report.
Business
$395a month
or $3,950 a year, prepaid
A site that is actively worked on: new pages, campaigns, seasonal changes.
- Changes
- 3 hours a month
- First reply
- 4 business hours
Everything in Standard, plus three hours of changes, priority in the queue, a monthly analytics report with commentary, a Core Web Vitals watch, and a private preview copy of the site for anything non-trivial.
Growth
$850a month
or $8,500 a year, prepaid
Sites that carry real revenue and change every week.
- Changes
- 8 hours a month
- First reply
- 2 business hours
Everything in Business, plus eight hours of changes, a monthly roadmap call, rank and index monitoring, A/B tests on key pages, and emergency response at no surcharge.
Partner

- Changes
- 20 hours a month
- First reply
- 1 business hour
Everything in Growth, plus twenty hours, a named weekly slot, direct phone access, a quarterly strategy session, and support for your internal team on adjacent systems.
App and Backend Ops
$450a month
or $4,500 a year, prepaid
Anything with a database, a server, or a store listing behind it.
- Changes
- 2 hours a month
- First reply
- 4 business hours
Runtime and database monitoring, error and crash triage, log retention, dependency and OS patching, store listing upkeep, and quarterly restore drills. Infrastructure is billed at cost on top.
- Month to month, cancelled with 30 days written notice. A site we build is hosted on one of these plans for its first 12 months, so launch problems land with us and not with you.
- Prepay a year and you pay for ten months of it: the annual figure is the monthly figure times ten, not twelve.
- Included hours are per month and do not carry over. Work beyond them is billed by the hour at the care plan rate, which is below the standard rate, and we say so before starting anything that would go over.
- Response times are targets for a first substantive reply during business hours, Central Time. Emergency response is included on Growth and Partner.
Hourly work, and time bought in advance.
Anything not on a fixed fee tier bills here, in fifteen minute increments. A care plan client pays $125 an hour for work beyond the plan, against a standard rate of $145. Prepaid blocks are the cheapest way to buy steady work, and they are good for twelve months.
The rate card
Standard development
Design, front end and back end development, integrations, content modelling. The default rate for scoped work.
$145 per hour
Strategy and consulting
Architecture review, vendor evaluation, technical due diligence, advising another team's developer.
$175 per hour
Discovery or working session
A full day mapping the data model, the URL structure and the scope before anything is built. Credited in full against a project booked within thirty days.
$1,600 per day
After hours or weekend
Work outside weekday business hours, Central Time, at your request.
$215 per hour
Emergency response
Site down, breach, or data loss, for a business not on a care plan. Two hour minimum. Care plan clients are covered.
$250 per hour
Minimum engagement
The least a first project with us can come to. Existing care plan clients have no minimum.
$500 minimum
Prepaid blocks
10 hours
$1,300
$130 an hour, a saving of $150 against the standard rate
Small changes and ad hoc work, drawn down in fifteen minute increments.
25 hours
$3,000
$120 an hour, a saving of $625 against the standard rate
Three months of steady iteration, with priority over hourly work in the queue.
50 hours
$5,500
$110 an hour, a saving of $1,750 against the standard rate
The best rate on the list, with a standing monthly check-in call.
Software, apps and AI systems are quoted, not listed.
A client portal, a multi-tenant platform, a mobile app on your existing backend, retrieval over your own documents: two projects with the same name are rarely the same size, and a figure on this page would be either a guess or a ceiling. So those start with a discovery day at the rate above, mapping the data, the pages and the scope before anything is built. The day is credited in full against a project booked within thirty days.
What comes back is a fixed fee from the same price list this page is drawn from, with a statement of work that says what is being built. A project over $25,000 is billed in thirds rather than half up front, and anything outside the signed scope is quoted before it starts.
How billing works.
Each of these is a clause of the agreement you would sign, written the way it will be explained on the call. Nothing appears for the first time at signature.
- Booking a project
- Half the fixed price books the calendar slot, and the balance is invoiced at launch. A project over $25,000 is billed in thirds: to book, at the midpoint named in the statement of work, and at launch.
- Paying an invoice
- Net 15, by card, bank transfer, or check, with autopay available on a plan. There is no late fee and no card surcharge. An overdue invoice is still due; it just does not grow.
- A quote is fixed
- A quoted price holds for 90 days and does not move once the statement of work is signed. Anything outside the signed scope is quoted before it starts, and nothing is added quietly.
- What is not ours to price
- Domain registration, a Shopify subscription, a managed database, developer program fees and the like are bought in your name where the vendor allows it, and where we front the cost it appears on the invoice at exactly what was charged.
- Sales tax
- Added where the state says it applies, and quotes are pre-tax. Iowa does not tax website design or hosting.
- What you own
- The source, the repository, the domain and every account, deployed in your name. They move to you on request, and after the first year of hosting a site can move to your own infrastructure at no charge.
The questions a price list raises.
- Why is the small business offer cheaper than the list?
- It is the Essential build and the Standard care plan sold together on a twenty four month hosting agreement, for the price of the plan alone. The term is what pays for the build, and the footer of a site on the offer carries our credit. Buy the same build outright and neither of those applies: you pay the list price, host month to month with no term, and the footer is yours.
- Are these the actual prices, or a starting point?
- They are what most projects in each tier invoice at. A clean, well scoped project with its content ready comes in under the figure; heavy custom work, integrations, or content we write comes in over it. Either way the number is fixed in a statement of work before any work starts, and it does not move afterwards.
- Do I have to host with you?
- For the first twelve months after a launch, yes, on one of the plans above. That is how we stand behind a new build: if something goes wrong in the first year it lands with us. After that a site can stay, or move to infrastructure you own at no charge, with the source and every account already in your name.
- What happens to hours I do not use?
- Included hours on a care plan are per month and do not carry over. Prepaid blocks are the other way round: they are bought in advance at a lower rate and are good for twelve months. If you know you will want steady work, a block is the better buy.
- Why is there no price for software, apps or AI work?
- Because two projects with the same name are rarely the same size, and a figure on a page would be either a guess or a ceiling. Those are scoped in a paid discovery day, whose fee is credited against the project when it is booked, and quoted as a fixed fee from the same price list everything on this page comes from.
Tell us what the business does. The number comes back fixed.
One reply, within a business day, from the person who would do the work: which tier fits, what it costs, and what we would leave out. If the honest answer is that you do not need to build anything, that is the answer you get.
Or skip the form entirely. hello@pinelandtech.com reaches a person, not a queue.
